Emergency Calls

• Air Conditioning equipment failure or breakdown

• A 24/7 contact number will be provided (Response time within 1h)

 

Air Conditioning

• Cleaning of filters and outdoor units
• Check Condenser Coil – Cleaned as required
• Refrigerant Charge
• Relays & Contactors inspect & cleaning
• Inspected & loose connections tightened
• Temperature & Pressures calibration
• Capacitors replacement
• Lubrication if required – Application to motors & bearings
• Belts & Pulleys – Inspected & adjusted
• Condensate Drain – Checked to assure it is open
• Thermostat – Checked & calibrated

 

Mechanical, Electrical and Plumbing

• Repairs and/or replacement of circuit breakers
• Repairs and/or replacement of control panels and ELCB’s
• Repairs and/or replacement of water heaters, light fixture
• Repairs of water leaks in pipes
• Repair of water pumps and motors (Replacement of full asset will be at additional cost)
• Repairs & replacement of washroom fittings (Any spares/material will be excluded and will be provided at additional cost+)
• Wire fault rectification

Civil, Carpentry & Aluminium Fittings Repair / Replacement

• Application of sealant, minor grouting or any broken tile replacement (Any major work will be charge extra)
• Repairs of door hinges, locks, drawer slides, cabinets and cupboards fixing
• Pictures & Curtains hanging (Once during yearly contract, on schedule)

 

Kitchen Deep Cleaning

• One-time kitchen deep cleaning is covered in annual maintenance contract, Kitchen will be cleaned completely including kitchen floor, cabinets & appliances. It can be scheduled any time after 2^nd quarter

 

Pest Control

• Pest control (internal & external) can be done annually. It will be scheduled upon client’s request. Pest control covers both gel and spray treatment. Pest control treatment will be as per DM approved chemical law, and will be executed by licensed service provider

• Replacement of broken kitchen cabinets, doors & windows, windows glass or door glass
• Electronic items and home appliance repair or replacement
• Water Tank cleaning

• Any damages due to force majeure

Spare Parts

• All spare parts and material is excluded, and will be provided on cost plus 10% procumbent charge.
