What plumbing services cover
Plumbing work deals with the pipes, taps, drains and fittings that carry water in and out of your home. It covers repairs, replacements and fault finding. A plumber looks for the cause of a problem, not just the symptom. A dripping tap may need a new washer. A damp ceiling may point to a leaking pipe above it.
Some water problems are not plumbing jobs. If water comes through a wall, roof or balcony from outside, that is usually seepage. Our waterproofing services page explains that work. If water is dripping from an AC unit, check our AC repair in Dubai page, because a blocked AC drain line is a common cause.
Water storage is a separate job again. Dirty or smelly tank water needs water tank cleaning in Dubai. For small fitting jobs around the home, see our handyman services.
Common plumbing problems in Dubai
- Dripping or leaking tap. Worn washers and seals are the usual cause. Hard water scale makes it worse.
- Leaking pipe. Look for wet walls, damp ceilings or a rise in your water bill.
- Blocked sink or drain. Grease, hair and waste build up over time.
- Running toilet or weak flush. A worn flush mechanism or fill valve is common.
- Low water pressure. Scale in pipes, a faulty valve or a partly closed supply can cause it.
- Water heater not heating. The element, thermostat or power supply may be at fault.
- Bad smell from drains. A dry trap or a partial blockage is a typical reason.
- Loose or broken mixer. Mixers wear out and sometimes need a full replacement.

Plumbing cost in Dubai: market price guide
Based on market pricing, costs can vary depending on the type of leak or blockage, pipe condition, fittings required, access, and service requirements.
The table shows figures published by other Dubai sources in 2026. We checked them on 17 October 2026.
| Service | Published market figure |
|---|---|

| Basic repair or leak fix, such as washers, minor leaks and flush mechanisms | AED 150 to AED 250 |
| Tap or mixer replacement, labour not parts | AED 150 to AED 350 |
| Plumber hourly rate, first hour, plus VAT | AED 129 per hour |

Parts such as a new tap or heater cost extra. Larger jobs, such as a pipe leak inside a wall, cost more than a washer change.

Why plumbing problems are common in Dubai
Dubai tap water often leaves scale behind. Scale builds up on taps, mixers, shower heads and water heaters. It blocks small openings and wears out seals, so leaks and low pressure appear sooner.
Summer heat adds more stress. Pipes and tanks on roofs and balconies get very hot, and rubber seals harden over time. Older apartments and villas may also have ageing pipes that were fitted years ago.
Towers bring their own rules. Many buildings share risers and need building management approval for some work. Check with your management office before any job that touches shared pipes.

Plumbing FAQs for Dubai
Why is my tap still dripping after I tightened it?
A worn washer, seal or cartridge is the usual cause. Tightening a worn part does not stop the drip and can damage the tap. Send us a photo and the tap type on WhatsApp. We will tell you the next steps.
How much does a plumber cost in Dubai?
Published figures show a call-out of about AED 80 to AED 150. A basic repair is about AED 150 to AED 250, with parts extra. These are not a HiTech FM quote. We give you a clear estimate before any work starts.
How long does a plumbing job take?
It depends on the job. A washer change is quick. A hidden pipe leak or a heater replacement takes longer. The plumber can tell you the expected time once the cause has been found and you have approved the estimate.
Can you fix a leak inside a wall?
Sometimes. The leak must be found first, and the wall or ceiling may need opening. That depends on access and building rules. We explain your options before you decide, including what finishing work might be needed afterwards.
Which plumbing jobs can you help with?
Send us the problem, a photo and your location on WhatsApp. We will confirm whether we can help and tell you the next steps. Please include the building name, because access rules differ between towers and villas.
Is my leak a plumbing or a waterproofing problem?
If water comes from a pipe, tap or fitting, it is plumbing. If it enters through walls, roofs or balconies from outside, it is usually waterproofing. A photo helps. Message us and we will point you to the right job.
What should I do while I wait for a plumber?
Close the isolating valve under the sink or the main water valve if you can reach it. Switch off the water heater if it is affected. Move belongings away from the water. Take photos, which help the plumber prepare.
Do I need building permission for plumbing work?
Many Dubai towers ask for building management approval for some work, especially jobs that touch shared pipes. Villas usually have fewer limits. Check with your management office, and tell us the building name when you message.
Do you offer plumbing maintenance plans?
Our annual maintenance contract covers planned property maintenance. Message us to ask what the plan includes for plumbing. We explain your options before you decide, so you can compare it with paying per job.
