Electromechanical and MEP: what is the difference?
MEP stands for mechanical, electrical and plumbing. In Dubai the terms electromechanical and MEP are often used for the same group of building systems. Large MEP contractors usually design and install systems in new buildings. Our focus here is keeping the systems in existing buildings working: maintenance, fault finding and repair, and planned servicing. If your project needs design work or authority approvals, tell us the scope and we will confirm what we can take on.
Preventive and corrective maintenance
Corrective maintenance fixes a fault after it happens. Preventive maintenance (PPM, planned preventive maintenance) inspects and services equipment on a schedule so faults are found early. For most buildings a mix works best. Preventive maintenance is available through our Annual Maintenance Contract.
When to call an electromechanical team
Call us when a fault involves more than one system, for example a pump that trips the power, a cooling problem that needs both electrical and mechanical checks, or a building where several systems need planned servicing. For a single small fault, an electrician or plumber may be all you need.
Approvals and safety in Dubai
Some electrical, water and fire-related work needs approval from authorities such as DEWA or Dubai Civil Defence, and some changes need permission from the landlord or building management. What applies depends on the property and the job. Tell us the scope and we will explain what to check before work starts.
How to choose an electromechanical company
- Ask what systems they maintain, and for similar properties
- Ask whether the technicians are in-house or subcontracted
- Ask how faults are reported and how quickly they respond
- Ask what is included in a planned maintenance visit and what is charged extra
- Ask how work is recorded, for example inspection notes or reports
How the work is handled
- Message or call us with the property type, the system and the fault or the work needed.
- We confirm the next steps and arrange a visit if one is needed.
- Our team inspects the system and explains what needs to be done.
- Work is carried out after you agree the scope.
